Privacy – The First Principle of Good Hotel Design




When people are asked what distinguishes a good hotel from an ordinary one, the answers are often predictable. They mention the architecture, the décor, the food, the quality of the bed or perhaps the warmth of the service. Rarely does anyone mention privacy.

Yet privacy is one of the defining characteristics of a successful hotel.

Guests may not consciously notice it when it is present, but they immediately recognise its absence. A conversation from the adjoining room, footsteps from the room above, plumbing noise late at night or the constant hum of mechanical equipment can diminish an otherwise excellent hotel experience.

Privacy is perhaps the least visible investment a developer can make. It cannot be showcased during a hotel opening, photographed for a marketing brochure or highlighted in a sales presentation. Yet it is one of the strongest determinants of guest comfort and satisfaction.

For this reason, privacy should not be viewed as a feature to be added towards the end of the design process. It is a design philosophy that should influence the project from the earliest sketches. Once the structural grid, room layout and service shafts have been fixed, many opportunities to improve privacy have already been lost.

Understanding Privacy

Privacy, in its simplest sense, is the state of being free from unwanted observation, intrusion or disturbance. In a hotel, however, it is more than simply not being seen or heard. It is the guest's sense that their personal space is protected and that they remain in control of it.

Within the guestroom, privacy is experienced primarily through two dimensions:
  • Visual Privacy
  • Acoustic Privacy
Although they are distinct, they are closely related. A room may be acoustically quiet but visually exposed, or visually secluded but vulnerable to noise. A successful guestroom must address both.

The first step is therefore not to select materials or construction systems, but to understand where privacy can be compromised.

Visual Privacy

Visual privacy begins with a simple exercise:

Stand where the guest will stand and look.

The design team should ask:
  1. Can anyone see into the room from outside?
  2. How much of the room becomes visible when the entrance door is opened?
  3. Can private areas—particularly the bed, bathroom or toilet—be seen through a direct line of sight or through the reflection of a mirror or other reflective surface?
These questions may appear simple, but they reveal many of the weaknesses that are easily overlooked when a room is considered only as a plan.

The guest should never feel exposed when opening the curtains, standing near the window or using a balcony. The positioning of windows, balconies and terraces should therefore consider overlooking from adjacent guestrooms, neighbouring buildings and public spaces.

In urban hotels, surrounding buildings may be only a short distance away. Glazing, orientation, setbacks, screening and architectural elements must therefore be considered together to protect privacy without unnecessarily sacrificing daylight or views.

Resort hotels present a different challenge. Large glazed openings, balconies and terraces are often essential to maximise views and strengthen the relationship between the room and the landscape. Yet these same elements can expose guests to neighbouring rooms.

The arrangement of balcony walls, screens, planting and other architectural elements therefore becomes an integral part of privacy planning. The objective is not simply to prevent overlooking, but to allow the guest to enjoy the view and outdoor space without feeling that they are on display.

The Guestroom Entrance

The relationship between the guestroom and the corridor deserves equal consideration.

The entrance is the point at which the guest moves from a shared, public environment into a private one. That transition should therefore be gradual rather than abrupt.

Opening the guestroom door should not expose the entire room to anyone standing in the corridor. Wherever possible, the entrance sequence should create a degree of separation between the corridor and the sleeping area.

This may be achieved through a short entrance vestibule, the positioning of wardrobes or bathrooms near the entrance, or simply through careful manipulation of the room layout to shield the bed from direct view.

Such planning achieves two objectives simultaneously. It enhances privacy while creating a more gradual transition between the public corridor and the private domain of the guestroom.

It is a small moment, but one that has a disproportionate effect on how private the room feels. It is not only about what can actually be seen; it is about whether the guest feels exposed.

Acoustic Privacy

If visual privacy is primarily about what the guest can see, acoustic privacy is about what they can hear—what they do not want others to hear.

Acoustic performance begins with planning, rather than with wall assemblies. Walls, floors and ceilings undoubtedly play an important role, but even the highest-performing construction can be undermined by poor planning or detailing.

The Room-to-Room Relationship

Every shared wall has the potential to transmit sound.

Bedrooms placed back-to-back require a different approach from bedrooms separated by bathrooms, wardrobes or other buffer spaces. Similarly, bathrooms located back-to-back require careful planning of plumbing systems to prevent the sound of running water, flushing toilets and vibrating pipework from disturbing neighbouring guests.

The arrangement of rooms can therefore provide the first layer of acoustic protection. A bathroom, wardrobe or service zone can act as a buffer between sleeping areas, reducing the likelihood that noise will travel directly from one guestroom to another.

This is why acoustic privacy must be considered at the planning stage. By the time wall types and insulation are being selected, many of the most important decisions have already been made.

The Hotel Corridor

Hotel acoustics are fundamentally different from residential acoustics for two reasons.

First, hotel corridors remain active twenty-four hours a day, with both guest and service movements. Second, unlike a conventional residence, there are no predictable sleeping and waking hours. A guest may be asleep at three in the afternoon or preparing to leave at four in the morning.

The acoustic environment therefore has to work around the clock.

A service trolley, a suitcase being pulled across the corridor, a conversation outside the door or even the sound of hard-soled shoes can become a significant disturbance when repeated throughout the night.

The Guestroom Door

The guestroom entrance door performs an unusual number of functions simultaneously. It provides security, protects against fire, contributes to the visual character of the corridor and, perhaps most importantly for this discussion, forms the acoustic barrier between the guestroom and the hotel beyond.

The quality of the door leaf, frame, perimeter seals, threshold and automatic door bottom all contribute to reducing sound transmission. But, as with so many aspects of hotel design, the weakest detail can determine the performance of the whole.

A small gap around a frame may appear insignificant during construction. To a sleeping guest, it can become the pathway through which corridor noise enters the room throughout the night.

Connecting Rooms

Most hotels require a proportion of guestrooms that can be connected to accommodate families, groups or extended stays. From an operational perspective, these rooms provide valuable flexibility.

From an acoustic perspective, however, they can create one of the weakest points in the guestroom envelope.

The design team must therefore ensure that the convenience of connecting rooms does not compromise the privacy expected when the rooms are occupied independently. The connecting door assembly, seals and surrounding construction must perform to the required acoustic standard when closed, while still allowing the flexibility required by the hotel operator.

The Invisible Pathways

Doors are not the only weak points through which sound can travel.

Back-to-back electrical outlets, unsealed service penetrations, poorly insulated ductwork and rigid pipe connections can all become unintended pathways for sound transmission.

Effective acoustic design is therefore not the responsibility of a single discipline. It is a coordinated outcome of architecture, structure, MEP, interiors and construction detailing.

Every member of the design team needs to understand that privacy depends not on the performance of one component, but on the combined performance of the entire assembly.

The Building Should Not Intrude

The cumulative effect of noise from building services on guest privacy and comfort is often underestimated.

Mechanical systems are among the least visible yet most important contributors to guest comfort. Air-conditioning equipment, ventilation systems and plumbing networks should perform quietly and reliably under all operating conditions.

Guests should experience the comfort they provide, not the equipment providing it.

Achieving this requires coordination from the earliest stages of design. Mechanical equipment should be selected not only for efficiency but also for acoustic performance. Pipework should be isolated from structural elements to control vibration. Ductwork should not inadvertently create pathways for sound between guestrooms. Access panels should be detailed to maintain the acoustic integrity of walls and ceilings while still allowing maintenance.

Again, the principle is simple: the building should support the guest without making its presence known.

A guest rarely notices one isolated source of noise. More commonly, it is the accumulation of small disturbances that creates discomfort. A door closing in the corridor, footsteps overhead, plumbing in the adjoining room and the vibration of an air-conditioning unit may individually appear insignificant. Together, they create an environment that feels restless rather than relaxing.

The goal is not to eliminate every sound. Hotels are living buildings, and complete silence is neither possible nor necessarily desirable. The objective is to reduce unnecessary disturbance and allow the guestroom to become a place of calm—a place where guests can rest, concentrate and recover from the demands of travel.

Every hotel brand establishes its own acoustic performance criteria, but the principle is universal:

The guest should experience the room, not the building.

Hotels that consistently receive praise for providing a restful night's sleep rarely achieve it through expensive finishes alone. They achieve it through careful planning, disciplined detailing and an appreciation of the invisible aspects of design—things the guest may never consciously notice, but will always appreciate.

And that is the true measure of privacy in a hotel.

When it has been designed well, the guest never has to think about it.
